Could we qualify for a mortgage?

Here%26#039;s my question, sorry it%26#039;s a little long.



My husband makes about $45k every year. I am graduating from college as a registered nurse and already have a job contract but I haven%26#039;t started working yet. That job will pay me about $55k a year.



We have about $9k in credit card debt, but my credit score is 756 and my husband%26#039;s is 654. We have about $2k in savings (not much, I know).



To buy a house where we live, we would need to qualify for about a $350k mortgage.



Would we qualify? Do I have to be actually working or would the contract be sufficient to show proof of income?



Basically, where we%26#039;re living now is far from where we work and we would save SO much money (we both commute an hour to work, one way) in gas. Plus, my husband is a cop so he%26#039;d get a take-home car which would save us about $500/ month more.



Is there any way we would qualify or should we stick it out and pay off credit card debt?

the higher the score the better ~ your income minus your debts (monthly payments) must meet a certain ratio requirement ~ lending rules have changed so you could need as much as 3-5% (of the amount you want to borrow) as a down payment (unless you qualify for a down payment assistance program and there aren%26#039;t many of those left)



Do you have a good, ethical loan officer? If not, find one. To see if you qualify should be free %26amp; answer all your questions.



As far as you having a job contract (that%26#039;s good) but since you haven%26#039;t started yet - you might (depends on each lender) have to get a pay stub first. A loan officer can answer all your questions since qualifying depends on so many variables. But sounds like (for the most part) you should get a loan (whether or not you%26#039;ll like the monthly payments is another story) Good Luck! PS Also ~ since your husband is a police officer - there are some AWESOME buyer programs out there specifically for cops %26amp; teachers in which you can buy foreclosure property at 50 cents on the dollar.

You need to start working first. Lenders want to see paycheck stubs and tax returns. I would see if you can rent closer to work and wait about a year..in the mean time..pay down that debt.

you could qualify for a mortgage. gas expense is not calculated i will include a calculator to give you an idea. if your credit card debt is below 50% of the high limits on the card yor score will be higher.



If you can get a letter from the employer as to what you will be paid it will be considered! also if your husband is a cop there are programs for public servants that would be very effective to help you get a mortgage



use the calculator to see what you qualify for. only put in debts credit cards car payments etc. if the calculator asks for a interest rate use 6% its a good starting point! ther are better rates out ther depending on your credit scores. you want to have scores around 680 or above for conventional financing but there are many optins if your not quite there

Becuase you were in college and just graduated, that will be considered as previous 2 year employment history. You can use a letter of intent to hire for the mortgage application, but you must actually be working before you make settlement.

You should start first by paying off your debts. Make the slate clean so that you will get better credit scores.
